Despite Weather, Middle Tennessee Home Sales Strong in January

NASHVILLE, Tenn. (Feb. 8, 2016) – There were 2,167 home closings reported for the month of January, according to figures provided by the Greater Nashville Association of REALTORS®. This figure is up 9.7 percent from the 1,976 closings reported for the same period last year. 

“As expected, 2016 home sales picked up where 2015 left off. Closings were up almost 10 percent over January of 2015,” said GNAR President Denise Creswell. ” Beginning the year with over 2,000 closings is an encouraging start. The last time our region saw a January with more than 2,000 closings was 2007. Our January numbers have consistently increased since 2010. 

“The continuing upward trend in home sales is a positive, however there are challenges to housing that still need to be addressed,” continued Creswell. “Most notably is the need for more affordable housing. Many buyers are going outside of the Greater Nashville area to find more affordable options, so hopefully soon there will be some additional programs in place to provide more economical options for buyers.”

There were 2,212 sales pending at the end of the month, compared with 2,204 pending sales at this time last year. The average number of days on the market for a single-family home was 64 days. 

The median residential price for a single-family home during January was $242,668 and for a condominium it was $179,900. This compares with last year’s median residential and condominium prices of $215,000 and $172,250, respectively.

“Despite inventory levels being down from a year ago, they are up from December of last year,” said Creswell. “Buyers are looking for options and, with spring on the way, we expect some additions to inventory. It’s not too soon to begin thinking about placing your home on the market, and getting ahead of the spring season could be an advantage.”

Ray Hubner Wins 2016 Tennessee Auctioneer Championship

Ray Hubner Wins 2016 Tennessee Auctioneer Championship

Lebanon, TN – Compass Auctions & Real Estate is excited to announce that local Auctioneer and Realtor, Ray Hubner, claimed the 2016 State Bid Calling Championship title for the Tennessee Auctioneers Association.

Auctioneers from all over the state gathered to compete for the coveted title during the annual Tennessee Auctioneers Association state meeting held on December 6th at the Inn at Opryland. Hubner was chosen as the winner based on his bid calling ability and a personal interview. Judges included business professionals in the automobile, real estate, and personal property auction industry.

“It is truly an honor and a humbling experience to have been selected as the state champion,” stated Hubner. ” The competition included some of the best auctioneers across the state, and I feel blessed to be able to share the stage with them.”

This past June, Hubner was named the Tennessee Rookie Bid Calling Champion making this Hubner’s second state auctioneer title in 2015. A graduate of Nashville Auction School, Ray places his license with Compass Auctions & Real Estate. This spring, Hubner will complete his designation with the Certified Auctioneers Institute (CAI), the most prestigious professional designation achieved by auctioneers that emphasizes the importance of continued education, excellence, and outstanding service.

Hubner makes the 4th auctioneer from Compass to claim the Tennessee State Championship.  Justin Ochs, Vice President of National Development for Compass claimed the title in 2010 along with the 2012 International Auctioneer Championship.  Steven Holt, Vice President of Compass earned the Tennessee Title in 2012, as well as the World Champion Automobile Team Championship in 1995.  They are also joined by Justin “Doc” Rhinehart, Director of Data Analysis for Compass who won Tennessee State Champion in 2014.

“I am so thankful to be surrounded by such amazing talent,” commented Hubner. ” The apprenticeship program with Compass has been second to none, and I feel so fortunate to have learned from the best in the auction industry.”

Compass Team Elected to Leadership of Tennessee Auctioneer’s Association

Greater Nashville Home Sales Post Double Digit Increase for Third Quarter

NASHVILLE, Tenn. (Oct. 7, 2015) – There were 3,444 home closings reported for the month of September, according to figures provided by the Greater Nashville Association of REALTORS®. That number is up 10.3 percent from the 3,122 closings reported for the same period last year.

Third quarter numbers have increased from 2014 with 11,046 closings reported, which is 15 percent higher than last year’s third quarter closings of 9,606.

Year-to-date closings for the Greater Nashville area are 28,252. That total is up 13.3 percent from the 24,942 closings reported through the third quarter of 2014.

“The double-digit increases in home sales for the third quarter and year-to-date are further proof of how strong the real estate market and the overall economy is in Middle Tennessee,” said GNAR President Cindy Stanton. “Every county covered in the report showed an increase in residential sales and median price, with most showing the same for their respective condominium markets. As a region, we are nearly double the sales for the third quarter compared to the same period less than five years ago in 2011.”

“With so many factors remaining unchanged, we are confident the fourth quarter will be a favorable one for our housing market. A recent report from RealtyTrac showed that because of low interest rates and market conditions, buying the average home now is 48 percent more affordable than pre-recession in 2006,” said Stanton.

There were 3,244 sales pending at the end of September, compared with 3,049 pending sales at this time last year. The average number of days on the market for a single-family home was 56 days, compared with 68 days for September 2014.

The median residential price for a single-family home during September was $236,866, and for a condominium, it was $171,325. This compares with last year’s median residential and condominium prices of $211,400 and $162,000, respectively.

Inventory at the end of September was 13,141, down from 15,182 in September 2014.

“Those who didn’t act during the summer shouldn’t be dissuaded, as fall is still a terrific time to buy or sell a home,” added Stanton. “For buyers, despite lower inventory, there are many great properties available and with likely less competition from other buyers as we enter fall. Those considering selling should take care of any repairs now, maintain their curb appeal and be sure the home is market ready.”
